The Rental Property Math Most Investors Never Run

Everyone talks cap rate. Almost nobody talks about what happens when the HVAC is held together with a wire nut and a prayer.

Investors come in two types. Type one runs the listing price, pulls a rent estimate from Zillow, does the math, and makes an offer. Type two does all of that โ€” and then walks the property with someone who can tell them what they're actually looking at.

Type one loses money. Type two builds portfolios.

HVAC age vs. condition: A 12-year-old unit that "works fine" in June will fail in August. Service history tells the real story, not age alone.

5 Things to Do Before You Make an Offer on a Rental Property

Pull 12 months of rental comps โ€” not just current listings
Zillow and Rentometer show current listings. What you need is closed rental data โ€” what properties actually rented for over the last year. Call me. I pull real numbers.

Budget 10โ€“15% of purchase price for Year-1 rehab โ€” minimum
On a $220,000 property, that's $22,000โ€“$33,000. Most new investors budget $5,000 and get surprised. Set the real number before you make the offer, not after.

Research county rental licensing requirements before you close
Gwinnett, Douglas, and Carroll each have different registration requirements for rental properties. Some require inspection before tenant move-in. Know the rules for the county you're buying in.

Use a cash offer or fast-close financing if you can
In the $180kโ€“$280k range, cash offers are still winning even when they're not the highest bid. Sellers with deferred maintenance want certainty. Speed closes deals that price alone can't.

Walk the property before the inspection โ€” not instead of it
A licensed home inspector is not a contractor. They'll flag issues โ€” but they won't tell you what those issues cost to fix or whether they're deal-killers. Walk it with me first.

What I'm Seeing Right Now in the Field

Zinsco and FPE panels in Douglas County: I've walked more than a dozen sub-$250k properties this spring and roughly 40% had either a Zinsco or FPE Federal Pacific panel โ€” both fire hazards and both uninsurable with many carriers. Budget $3,500โ€“$5,500 for replacement and use it as a negotiating lever at contract. It's one of the most reliable price-reduction tools in this price range right now.

Closing cost credits are doing real work: In the $200kโ€“$240k range I've been structuring deals with $8,000+ in seller-paid closing costs without reducing the sale price. That keeps the seller's net intact while cutting the buyer's out-of-pocket significantly. If your agent isn't asking for seller-paid closing costs in this range right now, you're leaving money on the table.

HVAC replacement costs have leveled out: After two years of post-COVID inflation, standard 3-ton system replacements are running $4,200โ€“$5,400 again โ€” down from the $7,000+ quotes we saw in 2023. This is meaningful for investor cash-flow models. Your rehab budget for HVAC is more predictable now than it's been in three years.

Douglas County continues to post the strongest gross yield numbers in the metro for buy-and-hold investors. Median prices have stayed accessible while rents have climbed, and the I-20 corridor drives strong renter demand from Fulton and Carroll County workers alike.

Q: "How do I know if a rental property will actually cash-flow in Atlanta's current market?"

The short answer: Most won't โ€” at least not with the numbers from the listing sheet. Zillow rent estimates are aspirational. Rehab budgets investors bring me are almost always optimistic. Most first-time investors also forget to include vacancy (5โ€“8%), property management (8โ€“10%), maintenance reserve (1โ€“1.5% of value per year), and insurance. Run those numbers before you run your mortgage payment.

The model I use: Gross rent minus all operating costs should leave at least 6โ€“8% net yield on your all-in purchase price before debt service. If the numbers only work with zero vacancy, zero repairs, and self-management โ€” that's not a cash-flow property. That's a hope.

The real answer: Call me. I'll run the actual numbers on any property you're considering โ€” with real rental comps, real rehab estimates from my contractor side, and real carrying costs. That's a 20-minute call that can save you from a 5-year mistake.
